3720 87th Street in Jackson Heights, Queens is a prime example of a common multi-family building typology built in the early to mid 19th century and found throughout the outer boroughs. This typology often consists of a 5-6 story tower placed on top of a 1-story garage base which extends to the rear lot line. Due to the utilitarian and unconditioned nature of residential parking garages, they are often overlooked as building components requiring maintenance and repairs. At this property, the garage roof and structural slab were experiencing heavy water infiltration due to roof system deterioration and in were need of a comprehensive repair program. KTA’s scope involved the survey of garage defects, development of construction drawings, bidding, and construction administration. The project scope involved the removal of heavy soil overburden at the roof-side and reinforcement of structural components at the garage underside.
